Purchase your dream house – Necessary steps you should follow

Purchase your dream house – Necessary steps you should follow

Home is the place where you feel most comfortable after your whole day’s hard and laborious work. A good and comfortable house is an essential need of every individual. To buy the appropriate house, the first thing you should do is to check how much you can afford. You need to know what amount of money you can contribute from your savings and how much more you need to borrow. When you are planning to buy a house, you may need to take out a mortgage loan. So, it is advisable that you take out such a mortgage loan that you can afford to repay so that you do not have to ask yourself “should I refinance my house”. However, you take out such a mortgage loan that you can afford to repay within a definite time period.

How to buy a house

You need to ask yourself “should I refinance my house” so as to understand if you should refinance your house. Read on to know how you can buy a suitable house for yourself.

• Check your finances – Your credit report speaks about how you manage your finances. Before you apply for a mortgage loan, you must know what your credit report says about your financial situation. The mortgage lender decides/analyzes your credit report and score to decide the terms and conditions of your loan.

• Search a good house for yourself – You agent will give you a list to look for the most convenient house. You can also consult magazines and read classified advertisements in the newspaper. You can also browse the Internet to search for a most suitable house for yourself. These are some of the ways by which you can search a house for yourself of your own choice.

• Look at different features of the house - Before deciding whether or not you’ll buy a house, you need to look at the structure and the different features of the house that are equally important. The different features of the house will provide you with all the necessary benefits that you’re actually looking for in your house.

• Search for the right loan - You need to search for the right lender for your mortgage loan so that the situation does nota rise to think “should I refinance my house”. It is better if you have some idea about the loan process before you approach a lender. This will help you get the most appropriate loan as per your requirement.

• Home inspections - Before you finally purchase a house and sign a contract, make sure that the house inspection is done properly. It will also help you negotiate on the price of the house.

It is the dream of every individual to buy a house in his/her lifetime. It is advisable that you do thorough research before you choose to purchase the most suitable house for yourself.

Easy staging tips for home sellers!

When the housing inventory is bursting at the seams, it is tougher than ever for sellers to entice homebuyers. That doesn't mean home sellers should just give up.

Instead, they should take proactive steps to present their homes so potential buyers can envision themselves living there as soon as they walk through the doors.

Professional home stagers set up furniture, decor and accessories to present homes in their best light but they charge hefty fees as well.

So if you are like most of the home sellers now days and don’t have too much extra equity to play with here are few tips for you to stage like a pro

·         "Organize all of the cabinets,"   - Messy cabinets make it look like you don't have enough storage. Storage sells!

·        “Highlight the strengths and draw attention away from weaknesses” Don’t decorate weaknesses draw attention away from them by decorating strengths

·        “When arranging furniture, make the rooms look spacious.” Home sellers tend to push furniture against walls to create space, but "floating" the furniture -- creating furniture groupings away from walls -- adds space to the room.

·        give each room a purpose. Instead of a junk room, create a craft room, sewing room, reading room, office or game room.

·        When each room has a purpose, you show how the space can be used -- without clutter

·        Make sure every room has plenty of light `  Lighting makes a home appear welcoming and inviting

·        Add accessories to your bathroom and kitchen ~ Remember cute sells!  Transform it from a regular bathroom into a spa

No matter what market condition you always want to present your home in best possible light and help buyers make a decision. Price and presentation are two most important factors when selling a home and they make all of the difference between being listed and SOLD.

Is your home for sale listing expiring and you are not sure what to do now?

Don't get discouraged take charge! You have all the right to start interviewing other agents and just see what is it that they might be able offer that your current listing agent does not have. Compare services and communicate your expectation clearly that is very important. In this challenging market marketing is more important then ever! You have to be shiny penny when it comes to price and condition and remember this is not time to speculate! If you don't have to sell then WAIT

You might find an agent that will work much better for you, you might learn to appreciate your current agent much more J

Or you can learn thing or two and getter clearer picture about current situation and your options.
